Salem Glen Country Club in Clemmons, N.C. was purchased for $1.575 million by an LLC with the same address as TreeTop Development, a real estate owner and investor based in Teaneck, N.J., the Triad Business Journal reported. The seller was a Clemmons-based LLC managed by Roger Mangus, who also served as the General Manager of the property.
Featuring a 6,800-yard, par-71 course designed by Nicklaus Design with Glen Day on about 185 acres, Salem Glen is near the Yadkin River in both Forsyth and Davidson counties, the Triad Business Journal reported. The course, the only Nicklaus design in the Triad, opened in 1987.
Salem Glen is part of a cluster of upscale Clemmons-Bermuda Run courses, including two courses each at Tanglewood Park in Clemmons and Bermuda Run (N.C.) Country Club and another at Oak Valley Golf Club in Advance, N.C., the Triad Business Journal reported.
Salem Glen is a challenging course with a 73.1 rating and a 138 slope, the Triad Business Journal reported. Water comes into play on 13 holes.
According to reports, Mangus put Salem Glen, which includes a 23,000 sq. ft. clubhouse, on the market last spring, the Triad Business Journal reported. Though the course is open to public play, Salem Glen had more than 300 members last year, according to a sales brochure information, and hosted about 28,000 rounds in 2019 with gross revenue about $2 million. Though 2020 revenue figures were unavailable, golf revenues soared throughout the country as Covid-19 halted most indoor recreation options.
The course is surrounded by upscale homes in the Salem Glen residential community, the Triad Business JournalĀ reported.
In the past few years, at least three prominent private clubs, Forest Oaks in southern Guilford County, Sapona (formerly Sapona Ridge) in Lexington and Cross Creek in Mt. Airy have been sold, the Triad Business Journal reported. Sapona sold for $1.6 million in 2018. Forest Oaks sold for $1.2 million in 2019.
