The Legacy at Colonial will be a 170-acre, mixed-use community built next to the Cordova, Tenn. club, which traces its roots to 1913 and has been at its present site since 1972. The development will include a hotel, multi-family housing, an “upscale” single-family home subdivision and a senior-living campus, as well as office and commercial space. Residents will be encouraged to join the club and have “easy access to all of [its] amenities,” said Jim Russell, a club member for more than four decades who is managing partner of CCClub Holdings, which bought Colonial in 2013 and is behind the project.
Plans to develop a 170-acre mixed-use community adjacent to Colonial Country Club in Cordova, Tenn. are officially off the ground, the Memphis (Tenn.) Commercial Appeal reported.
CCClub Holdings announced the project, which is being named The Legacy at Colonial, on January 25th, the Commercial Appeal reported. The project is slated to include a hotel, multi-family housing, an “upscale” single-family home subdivision and a senior living campus, as well as office and commercial space.
Jim Russell, managing partner for CCClub Holdings — which bought the country club in 2013 — and a member of Colonial for more than four decades, called it a one-of-a-kind neighborhood and thanked city and county officials and adjacent neighborhood associations for helping to get the project moving, the Commercial Appeal reported.
“We’re tremendously excited to get this project off the ground,” Russell said in a news release. “It’s an opportunity for us to create a fantastic development with access to incredible amenities.”
The club, which traces its roots to 1913 and has been in its current location since 1972, has been making significant renovations in recent years to pursue the goal of making it “the finest club in this area again” that Russell set in 2020, the Commercial Appeal reported.
“The club is enjoying renewed prosperity,” the news release announcing the development stated. “Club amenities include tennis, swimming, fitness, golf and a variety of dining experiences and events for families. The club will continue to explore additional amenities and services as the multi-phase project moves forward.”
The Legacy at Colonial community is envisioned as a place where residents can walk, or take a short golf cart ride to get to anything they might need on a day-to-day basis, according to Russell.
“If they choose to join [the club], they’ll also have easy access to all of the amenities [at Colonial], including a newly renovated golf course, swimming pool, tennis courts, clubhouse and fitness facility,” he added.
Construction of The Legacy at Colonial development is expected to begin in the fall, pending certain city approvals, the Commercial Appeal reported.
The first phase will include the sale of 50 residential lots, more than half of which have already been purchased, developers said. The average sale price for those lots is about $127,000, the Commercial Appealreported.
About 79 acres of the development will be for the 520 planned single-family lots and four parks, which sit on the south side of the development near the golf course, the Commercial Appeal reported.
About 18 acres will be devoted to the 320-unit senior living complex and the remaining space will be for commercial and multi-family uses, the Commercial Appeal reported.
“This is a tremendously ambitious undertaking,” Russell said. “It’s the largest development of its kind in the City of Memphis since Harbor Town.”
In a statement, Doug McGowen, Chief Operating Officer for the City of Memphis, said the city was pleased to see the development of “a dense, walkable neighborhood,” the Commercial Appeal reported.
“Similar to developments underway or planned in the city, The Legacy at Colonial will provide a great new choice for people to live in Memphis,” McGowen added.
Colonial CC has a rich golf history, as the host of the PGA Tour’s FedEx St. Jude Classic (previously known as The Memphis Open), and the site of a hole-in-one shot by President Gerald Ford and a round of 59 shot by Al Geiberger during the Danny Thomas Memphis Classic in 1977—.the first sub-60 round in PGA history.
