The 20-year-old Locust Grove, Va. property, 15 miles west of Fredericksburg and accessible to the Richmond, Charlottesville and Washington, D.C. markets, features a 27-hole championship golf course that includes an 841-yard, par-6 hole that was recognized as the world’s largest when it was constructed. The course, operated as an adjunct to a family-owned nursery business, also features two “island greens,” one of which is surrounded by sand.
Meadows Farms Golf Course, a 20-year-old property in Locust Grove, Va., is now being listed for sale by the National Golf & Resort Properties Group of Marcus & Millichap Real Estate Investment Services.
“The golf course has been historically operated as an adjunct to the Meadows Family nursery business. The family made the decision to sell the golf course and focus attention on the core businesses of the Meadows Farms brand of nurseries, garden centers and landscape services,” said Rob Waldron, lead agent and listing broker.
Meadows Farms GC, located 15 minutes west of Interstate 95 and Fredericksburg, Va., and accessible to the Richmond, Charlottesville and Washington, D.C. markets, has a 27-hole championship golf course routed over 180 acres of the 263- acre property. The course features “dramatic elevation changes and no homes to disturb the vistas,” according to Waldron.
The development of Meadows Farms Golf Course in 1993 “fulfilled the long-time vision of William ‘Farmer’ Meadows, founder of Meadows Farms Nurseries, to establish a golf course that would be challenging and enjoyable while offering a good value,” Waldron said. “Mr. Meadows retained fellow West Virginia native Bill Ward Jr. to design three nine-hole courses, which all start and finish near the clubhouse.
“In an effort to differentiate his course, Mr. Meadows conceived several feature holes, including a 841-yard, par 6 hole which, at the time of construction was recognized by Guinness Book of Records as the ‘ World’s Longest Golf Hole,” Waldron added. “Also incorporated into the design are two island greens, one surrounded by sand and the other by water, a par 3 hole with the green perched above a waterfall, and a warmup hole.
“The Meadows Family has always been committed to maintaining the course in top-notch condition, and the next owners can be assured they will be acquiring a solid golf course with great bones,” Waldron reported.
”Meadows Farms has a reputation for outstanding course conditioning,” he added. “Bill Meadows’ talent for unique landscaping is evident throughout the coursem and seasonal colorful flora provides aesthetic appeal and charm from spring through autumn and into the winter.
“The conversion of the fairways to Patriot Bermuda in 2011, in concert with bentgrass greens, provides superior playing surfaces that provide an excellent golfing value,” Waldron said. “National Golf & Resort Properties Group has been selected to identify prospective investors with golf operations experience and the vision to take the course to the next level.”
Meadows Farms also has a 7,500-sq. ft. clubhouse that opened in 2005 that features a pro shop and The Red Bull Grill, in addition to office space in a second- floor loft, National Golf & Resort Properties said.
