The opportunity includes over 31-plus acres for a proposed Publix anchored shopping center and 86-plus acres of residential development, according to Terence Vanek, lead agent for the National Golf & Resort Properties Group.
The property is strategically located one exit north of the I-75/I-275 connection eight miles west of the Sunshine Skyway Bridge in the Tampa/St. Petersburg area, and is well-positioned adjacent to the Moccasin Wallow northbound off-ramp to benefit from what Vanek says will be the next major growth corridor in Manatee County, Fla.
“The value opportunity comparatively is pretty unique,” Vanek explains. “Four major builders have gobbled up pretty much all of the available land along Moccasin Wallow for a planned 7,000 residential units. Imperial combines a local course with great history and upside, the proposed Publix dirt for first-mover advantage on Moccasin’s most desirable commercial site, and the interior 86-plus acres, which potentially presents over $4 million in retail value of developed lots.
“The location is ripe to explode with growth,” Vanek continues. “Amazon.com is building a one million-square feet distribution center down the street. You’re minutes from the Skyway Bridge to St. Petersburg, the Ellenton Outlets and Bradenton, and 30 minutes from Tampa International Airport.
“In five years,” Vanek adds, “there won’t be any land on Moccasin Wallow left to build.”
