Hanson Bros., owner of the 140-acre club, plans to redevelop the site into business property, pending the city’s approval. Though no potential tenants have been identified, a large national retail anchor tenant will be proposed in the multi-phase redevelopment plan, along with other retail and office uses.
The Hudson (Wis.) Golf Club will close at the end of this season and be redeveloped into business property, the Eau Claire (Wis.) Leader-Telegram reported.
“After serving the Hudson community since the 1950s, the financial viability of the golf course is simply unsustainable,” said Chris Hanson, chairman of Hanson Bros., which owns the property. Despite investments and other efforts to increase play, “we have not found a financially sustainable business model.”
Hanson Bros. will be seeking the city of Hudson’s permission to redevelop the site, the Leader-Telegram reported.
Course officials will be meeting with city officials on a plan to rezone the 140-acre property, according to Hanson. Hanson Bros. recently received city approval to subdivide three nearby commercial lots, and will seek an amendment to the city’s Comprehensive Land Use Plan and rezoning of the remaining 133 acres, the Leader-Telegram reported.
The golf course parcel is zoned residential but Hanson Bros. is interested in having that rezoned to commercial. Though no tenants have been identified, Hanson said, a large national retail anchor tenant will be proposed in the multi-phase redevelopment plan along with other retail and office uses, the Leader-Telegram reported.
The fully developed site could yield an estimated $1.76 million in additional real estate taxes, according to estimates. The 2012 property taxes for the golf course were over $80,000, the Leader-Telegram reported.
