Just because the inventory of new homes and lots has dwindled, it doesn’t mean it’s time for properties to sit back and rest on their laurels. From pickleball and bowling to fine dining, three high-end properties share their secrets.
A number of established second-home communities, many of which have sold out of new homes and lots, continue to evolve to fit the needs of their homeowners. They opened with golf courses designed by top players, but priorities are shifting and communities need to stay current. For a development in Hawaii, Kukui’ula, that meant investing in new, expansive wellness programs and building new facilities; in California, a Tahoe community, Martis Camp, constructed heated pickleball courts and expanded a private ski lodge that takes owners via lift to the local ski resort; and in Washington, Tumble Creek at Suncadia, constructed a new community ‘barn’ complete with bowling lanes, a full-service restaurant and an art studio for kids.
These three successful second home communities have sold billions in real estate but are reinventing themselves to stay current.
Martis Camp is an established four-season golf and ski community located in Truckee, Calif. near Lake Tahoe that sold out of homes and lots in 2016. In the past few years Martis Camp has added heated, covered pickleball courts, a club house, a ski lodge, tennis courts and has spent more than $2.5 million on improvements to the golf course. Plus, last year it added underground parking at its ski lodge, which connects the community directly to Northstar California Resort. Plus, construction is underway to expand the ski lodge and the community is building a new, state of the art lakeside event barn.
Kukui’ula is located on the South Shore of Kauai and is an established 1,000+ acre residential community that has been around for more than a decade. Recently, Kukui‘ula opened three new pickleball courts, one of which can be used for multi-sports, a new Bike Barn with an assortment of bikes and e-bikes to rent, and Kukui’ula has greatly invested in new wellness programming as seen with their 2023 Living Well Masters Series in addition to: Building out a Salt Therapy Lounge, creating The Hammer Box Outdoor Fitness Center and hiring A Feldenkrais Master on the therapist team who provides Massage Therapy as well as Integrated Therapy sessions with Feldenkrais Method.
Suncadia is 6,400-acre all-season resort community 80 miles from Seattle. On the sunny side of the Cascade Mountains with an array of outdoor activities, the property has three championship golf courses, several casual and fine dining restaurants and a world class spa. Its private community, Tumble Creek is an exclusive enclave spanning 2,600 acres with a collection of homes and community amenities, including a private Tom Doak golf course, The Great House (a private club house offering private dining, a bowling alley, a tween-friendly game room, arts and crafts room, etc.), The Hill House (state-of-the-art fitness and aquatic center), plus miles of trails, parks and access to Suncadia Resort amenities.
