The SWIM 2 Westhaven amenity opened in May 2021. SWIM 2 is co-managed by the Westhaven community HOA and the Westhaven Golf Club. The HOA manages the pool operations and the Golf Club manages food and beverage operations. Southern Land Company, the owner/developer, wanted to design a space for the community that embodied upscale and gracious resort living in a casual environment. The design team strove to create an environment that was relaxed and casual and inspired by resort swim clubs of the 1930’s and 1940’s. In achieving this and capitalizing on the space, the team realized they could provide a variety of areas for activities in addition to swimming. The overall design provides for a very flexible layout for large groups, and is also very comfortable for small intimate family gatherings and overall everyday use. The food service and bar layout offer efficiency of service and a unique vantage point for enjoying the pool. The design team also incorporated a large grassy area that can double as a concert or event lawn, in addition to space for young children to run and play. In May of 2021, Southern Land Company and the Westhaven Community lost a dear friend and co-worker, Tom Skube. Tom displayed his absolute positivity and enthusiasm toward his job and all of the Southern Land and Westhaven projects he worked on. More importantly, however, was his absolute adoration for his wife and five children. One of projects Tom worked closely on was the opening of SWIM 2. Tom was a collegiate swimmer and was very excited to see this amenity come to fruition for the community. He knew his children were going to love the competition pool along with the café and fire pit. In remembrance of Tom’s personal and professional character, and his impact on Southern Land and Westhaven over the years, SWIM 2 was renamed in Tom’s honor in May of 2022. The amenity is now the Skube Swim Center and the café, Tom’s Place. Two areas of artificial turf give the space a “retro” vibe. The surrounding navy blue lounge chairs and bright yellow soft seating and umbrellas compliment and add a touch of color. The complex demonstrates an incredible resort atmosphere with ping-pong tables, five televisions, the event lawn, and the fire pit surrounded by Adirondack chairs making it an ideal event space, even during the off-season. During the summer months, the complex bustles with energy from the time it opens in the early morning to evening gatherings of families playing and enjoying dinner. In its first season, Tom’s Place had a significant impact on the Golf Club’s financially. In 2021, the café operation created $220,000 in revenue, which translated into $119,000 in net operating profit (a 54% profit margin). The financial outlook for future years is even better. The space is set up perfectly for such things as Derby parties pre-opening to football weekends and other events after pool season. The shared amenity with the community has exposed many non-member residents to the Golf Club’s service experience. This has resulted in an increased interest in the Golf Club’s Dining and Golf memberships.
