The property, which includes a 45,000-sq. ft. clubhouse, is zoned for residential use, Newsday reported
If developed by homebuilders, the site could support one single-family house for every 3-acre lot, or between 30 to 34 homes total, according to a flier issued by CBRE, the commercial brokerage firm.
Given the property’s zoning, the club “will be looked at as a development opportunity for a subdivision,” Martin Lomazow, one of the listing brokers for the site, told Newsday. Lomazow didn’t disclose details about the club’s current ownership, Newsday said.
Opened in 1961, the CedarBrook Club is adjacent to some of the largest estate homes in the Glen Head section of Long Island’s “Gold Coast,” Newsday reported.
The golf course will continue to operate until a sale is final, Newsday reported. After the sale, Lomazow said, it would be up to buyers to redevelop the site or continue operating the golf club.
If developed, he said, houses could command between $3 million to $10 million, given what some homes in the area have sold for. “We’ll be drawing an international audience for the site,” the broker told Newsday.
No purchase price has been listed for the property and Lomazow said the property owners will be selling the site through an open bidding process, Newsday reported.
The club’s website says the property also has a 300-capacity ballroom, cocktail lounge, 13 Har-Tru tennis courts, swimming pool, snack bar, grille room and 19th hole bar, ladies’ and men’s card rooms and locker rooms, steam, sauna and exercise rooms, and two racquetball courts.
