The resort-style community in Sylva, N.C. introduced its Doubletop Village neighborhood, which features 17 homesites. Property amenities include an Arnold Palmer Signature golf course; extensive equestrian facilities that include stables, riding rings; and 40-plus miles of on-property riding and hiking trails.
Balsam Mountain Preserve, a resort-style community located in the Blue Ridge Mountains of Sylva, N.C., has broken ground on its Doubletop Village neighborhood, which will be located in the heart of the community and offer Blue Ridge Mountain views.
Comprising 17 homesites, Doubletop Village will offer four distinctive home designs from which to choose. Each residence will be just a short walk from the Balsam Mountain Preserve clubhouse, the Mine Tavern, the club’s Arnold Palmer Signature golf course, Palmer Practice Park and more.
Doubletop Village will epitomize rustic elegance and provide a lifestyle that is one of relaxed luxury, convenience, and limitless opportunities for special moments shared with family and friends. Starting at 2,600 sq. ft., the multi-level Doubletop Village residences will boast an open-concept layout that enhances the sense of space and encourages a seamless flow between the living, dining and kitchen areas, providing an ideal environment for entertaining guests. In addition, each residence will provide views of the Blue Ridge Mountains.
“The neighborhood sits on an incredible piece of property and continues the high standard of development and quality residences for which we’re known,” says David Southworth, Founder of the David Southworth Company. “Doubletop Village goes above and beyond by offering spacious floor plans with convenient access to our clubhouse, amenities and social activities.”
The Doubletop Village neighborhood will consist of four distinct home designs:
BIRCH Cottage: These homes will feature a wall of windows that flood light into both the upper and lower floors. Consisting of four bedrooms and four-and-a-half baths across 2,757 sq. ft., the Birch cottages will offer separate living areas on each floor, along with bedroom suites. The spacious back porch can be accessed from both the living room and master bedroom.
LAUREL Cottage: Stretching to 3,141 sq. ft., these residences will enhance the characteristics found in the Birch model by introducing the addition of a sitting room within the master suite and providing extra living space throughout. The fourth bedroom will be notably spacious, offering the versatility for a den or home office. A covered rear porch is the ideal spot for outdoor activities.
WILLOW Cottage: The Willow will be Doubletop Village’s largest cottage at 3,196 sq. ft., and can be configured with five separate bedroom suites or with four bedrooms plus a game room, art studio or office above the two-car garage. The Willow’s unique design also allows for a more intimate dining experience, or residents can dine al fresco on the spacious covered porch overlooking the village green.
POPLAR Cottage: Highlighting mountain modern architecture, the Poplar will combine spaciousness and luxury with utmost versatility. Listed at 2,626 sq. ft., this cottage will be ideally equipped with three bedrooms, with the option of adding a fourth and/or an upper-level loft. Its clean, natural lines, abundant windows, spacious kitchens and other notable features will make the Poplar a perfect fusion of indoor and outdoor living.
The distinctive floorplans will attract even the most discerning homebuyers, yet each residence will shine with standard features such as white oak flooring throughout, gourmet kitchens, spa-like bathrooms, outdoor entertainment spaces, stone fireplaces, natural, low maintenance landscaping, efficient mechanical systems and insulation, and high-speed fiber optic internet.
Balsam Mountain Preserve is a David Southworth community. It’s the lowest density, most well-appointed private community in the region—and a true preserve. It’s a vast property of more than 4,400 acres, 3,400 of which are safeguarded in a permanent land trust to protect their natural mountain habitat. Plans call for 354 residences to be created on the site, which rises to 5,400 feet and offers stunning views of the surrounding landscape.
Balsam Mountain Preserve’s amenities include an Arnold Palmer Signature golf course; extensive equestrian facilities that include stables, riding rings; and 40-plus miles of on-property riding and hiking trails. Other community highlights include the Summit House restaurant and Mine Tavern, fitness, spa, tennis, and pool facilities, a Nature Center and private campsite, 40 miles of Class A trout streams, historical gathering places and more.
