The Legacy at Countrywood project is slated to include a hotel, apartments, a single-family home subdivision, a senior living complex and office and commercial space. Ground was ceremonially broken on The Legacy at Countrywood project, a $400 million mixed-use development at Colonial Country Club in Cordova, Tenn., the Memphis Commercial Appeal reported. Memphis City Councilmember Rhonda Logan, who represents the district the project is in, called it “a wonderful Christmas present for Cordova” which will be “the catalyst needed” to spark more investment in the area.
Memphis Mayor Jim Strickland said the project was a win-win-win, the Commercial Appeal reported. It would be beneficial for the neighborhood and the country club, as well as provide more tax revenue for both the city and the county.
“The Legacy at Countrywood will bring quality development that complements the existing neighborhood and the Colonial Country Club,” he said. “This country club is an historic venue and an incredible amenity for our entire community. This development will make it stronger. So, the development would be great on its own, but this really is going to help the entire area. It’s really exciting to me.”
Property owner CCClub Holdings announced plans for the 170-acre mixed-use development in January, the Commercial Appeal reported. When announced, the project was slated to include a hotel, apartments, a single-family home subdivision, a senior living complex and office and commercial space.
The community has been envisioned as a place where residents can walk or take a golf cart ride to get to anything they might need on a day-to-day basis, the Commercial Appeal reported.
The development will be located north of the South Course, the Commercial Appeal reported. Colonial Country Club, more than a century old, has been making significant renovations in recent years, including to the South Course.
Residents have the option of joining the country club and would have access to all the club amenities, including a pool, tennis courts, a clubhouse, fitness facility and golf, the Commercial Appeal reported.
When plans were first announced, developers said about 79 acres of the project will be for the more than 500 planned single-family lots and four parks, which sit on the south side of the development, the Commercial Appeal reported.
Another 18 acres will be devoted to the more than 300-unit senior living complex, the Commercial Appeal reported. The remaining 73 acres will be for commercial and multi-family uses.
Jim Russell, managing partner for CCClub Holdings, thanked all of the group’s shareholders, his family, city and county officials and all the development and financial professionals who helped get the project to this point, the Commercial Appeal reported.
While he said he and the others involved with CCClub Holdings certainly hope to have more money on the other end of the project than when it began, the development was grounded in doing something good for the area, the Commercial Appeal reported.
“I’ve lived in this neighborhood for 43 years. [My wife and I] love this neighborhood. And so I’m not someone who’s coming to this to grab a piece of property,” Russell said.
The architect on the project is LRK. Bray Engineering Firm and B&C Construction will work with LRK to execute the project, the Commercial Appeal reported. Development financing is being provided by First Citizens National Bank.
First Citizens Chairman and CEO Jeff Agee said that, for a long time, West Tennessee had lagged behind middle and eastern parts of the state in terms of development, but that was changing, the Commercial Appeal reported. He cited this project and BlueOval City as important projects for the area.
“This is exciting times for West Tennessee,” he said. “Over the next five to 10 years… imagine what West Tennessee is going to look like.”
