The former Baylor University golf practice complex in Waco, Texas is attracting attention from more than a dozen potential buyers from all over Texas, including prospects that would turn the clubhouse into a private residence, restaurant or golf academy, the Waco (Texas) Tribune-Herald reported.
Surrounded by the Twin Rivers Golf Club, the Baylor-owned property includes the clubhouse, two locker rooms, an indoor and outdoor driving range and putting and chipping greens. It occupies nearly 10 acres near the upscale Villages at Twin Rivers subdivision and is priced at $550,000, the Tribune-Herald reported.
“We’ve been contacted by probably a dozen to 18 people, many of them from Waco but others from around Texas, including Houston, Dallas and Austin,” said Gregg Glime, who is listing the property. “We’ve had offers from home developers and at least one person wanting to convert it into a single-family home. We’ve also had interest from people who envision office space, a wedding venue and a restaurant-bar use.”
Several prospects propose maintaining a golf-related complex, Glime said. The property hit the market in late March, and he may have more information about a buyer next week, the Tribune-Herald reported.
Baylor no longer needs the facility because its men’s and women’s golf teams now hone their skills at the 16.5-acre Billy W. Williams Golf Practice Facility, the Tribune-Herald reported.
Some uses proposed by would-be buyers may require a variance because the property is part of a planned development that placed restrictions on what could operate there. Attorneys for Baylor are researching the school’s options, the Tribune-Herald reported.
“We are really trying to be conscious of what use would work well considering the facility’s proximity to the homes in the Twin Rivers subdivision and the Twin Rivers golf course,” Glime said.
Sam Brown, president-elect of the Villages at Twin Rivers Neighborhood Association, said the organization does not necessarily favor one potential plan for the site over another. “We will be watching the situation closely because we do want the use to be a match: something that adds to the neighborhood or at least does not detract from it,” Brown said. “There are a variety of uses that would work well there, but I would not want to get into specifics without having other association members having a chance to provide feedback. I don’t want to speak for everyone.”
